Job Title : Property Accountant

Job Overview : The Property Accountant is responsible for overseeing and managing financial activities for a portfolio of properties, ensuring accurate record-keeping, budgeting, and reporting. This role requires expertise in property management accounting and ensures compliance with applicable accounting principles, tax laws, and company policies.

Key Responsibilities :

  1. Financial Reporting :

    • Prepare monthly, quarterly, and annual financial statements for property portfolios.
    • Ensure all accounting records are accurate, up-to-date
    • Prepare variance reports and provide analysis of financial performance for property owners and stakeholders.
  2. Accounts Payable and Receivable :

    • Process and track property-related invoices and expenses, ensuring timely payments to vendors and contractors.
    • Reconcile tenant rents, deposits, and other receivables.
  3. Budgeting and Forecasting :

    • Assist with the preparation of annual property budgets and forecasts.
    • Monitor actual financial performance against budget and report variances to management.
  4. Lease Administration :

    • Track rent payments, lease agreements, and other related financial terms.
    • Ensure accurate and timely billing for rent and other charges.
  5. Tax Compliance :

    • Assist with tax filings, ensuring property-related taxes are accounted for and paid on time.
    • Help prepare year-end tax reports for property owners or management.
  6. General Ledger Maintenance :

    • Maintain and update the general ledger for the property portfolio.
    • Ensure all property-related transactions are properly recorded.
  7. Audit and Internal Controls :

    • Assist in property audits and ensure internal controls are followed.
    • Address and resolve discrepancies or issues identified during audits.
  8. Communication and Collaboration :

    • Communicate regularly with property managers, tenants, and vendors regarding financial matters.
    • Provide financial analysis and support to senior management in decision-making processes.

Qualifications :

  • Bachelor's degree in Accounting, Finance, or related field.
  • Experience in property management accounting or real estate accounting.
  • Strong knowledge of accounting principles and tax regulations.
  • Proficient in accounting software (e.g., Yardi).
  • Strong attention to detail and organizational skills.
  • Ability to work independently and meet deadlines.
  • Excellent communication and interpersonal skills.

Preferred Skills :

  • Cmrao certificate or other relevant certifications.
  • Experience with financial reporting and analysis in the real estate industry.
  • Familiarity with property-specific accounting systems.

This role is essential for ensuring the financial health and compliance of a property portfolio, enabling owners or management teams to make informed, strategic decisions.
